Poor Property Management and Property Maintenance Manager with Issues
?I have lived since over 4 years. In 2020 when Covid originated, the Property Manager changed.
Our previous Property Manager cared about tenants and maintenance of property. If we had service issues they got resolved.
Biggest issue is my Exterior Utility Room entry door where my washer is dryer is on my patio, is welted and literally falling apart at the seams. All maintenance does is put a band aid on it. Recently I caught Covid.
This meant isolation and rest. Well I was unable to do my laundry because my Utility door jam is broken, due to recent heavy rains and my being weak I was unable to unjam the door to get to washing machine for days. I needed to sanitize my sheets etc.
To this day it still jams. the only way to open it is to jiggle the a butter knife where the door opens.
I am concerned because as I stated the door is falling apart at the seems and I'm worried it will fall on me because I have to use force to open it.
I've submitted a few tickets regarding this issue and keep getting lip service, like well be patient we will eventually be renovating occupied apartments BUT for now priority is unoccupied apartments get renovated first.
What got me upset with this incident is I submitted a Ticket on February 18, 2024 ( a holiday so I expected a day or two lag in hearing from maintenance). I finally got a call from one of the maintenance guys and I told him specifically asked the the Maintenance Manager contact me to schedule a time when I work from home Friday, February 23, 2024. He assured me he would let his managers know. I advised him if I don't hear from his manager by close of business today, I would go to Equity Corporate.
This is an ongoing issue the Property Management Onsite Team.
I emailed the Equity California Contact tonight and advised her that unless she can authorize a new door I prefer to deal with Equity Residential Corporate office in Chicago. Well, I am unable to locate their phone number or direct email addresses. The one's I found on like are invalid.
Can you please assist me in getting a good contact phone number and email address for their corporate offices. I am done dealing with local management.
If I could afford to move from here I would This place is going down hill. The Property Managers let complaints and requests go in and out of both ears and talk out of their lips.
To add insult to injury, my lease renewal increased $90.00 and I can't get a call from maintenance manager???
So disappointing. I love the location and set up of apartment isn't bad but it needs work.
This is an older complex, (But pretty, but as I said going downhill). I am not at all pleased with Property Management Team.

Verified Reviewer |Mold, Aggressive Off Leash Dogs, Dog *** are not Luxury
I was asked to support a contest in good faith and have taken that review down because there are too many ignored issues, delays in resolution, - violations and health hazards unacceptable anywhere, especially a luxury property.
I moved here for two reasons:
- safety of my animals with the growing coyote issue
- A mold free environment
About 20 dog owning residents do not comply with Los Angeles leash law and regularly have their animals off leash, in some cases for over 5 years. I learned from other residents, that the aggressive dogs have bit residents and their animals preceding my residency. I immediately reported the first incident on 11/13/22, as well as the 3 other subsequent issues. I was lied to and told these issues were new despite the reviews below, other residents sharing they have existed for years and the building wide notice on 11/9/22 suggesting their full knowledge.
These off leash dogs are allowed by their owners to run down the stairs, out of the garages and/trail behind their owners while they defecate, leaving dog *** all over the beautiful property which diminishes the value and beauty, as well as compromises the health of the entire community. On-site and off-site corporate management is fully aware of all of this and has had the opportunity to resolve this, yet they have been unable to remedy or provide a solution that restores the law, safety, health and well being to all residents - by choice of not enforcing it for multiple years.
When I looked at the property I was assured it was mold free and that all apartments are inspected and properly treated. I moved forward trusting the leasing office. I wanted to move in on 11/15/22 to give enough time to get it ready and was pressured to move in 11/6/22 otherwise my rent would be hundreds more.
I want to be very clear Keith and Joel are INCREDIBLE!! These two men in addition to Luis are the heart of this building. All three are kind and deliver exceptional service. The only reason it was not ready was they didn't have the time to complete their checklist despite my request for a later move in.
I moved in with an incomplete carpet job. They did not replace the padding and the job was rushed and unprofessional, you can feel where they melted the seams together. After move in, the office was unable to set an appt day/time to complete the job despite it being a huge and avoidable inconvenience. I was offered windows of 11am-5pm. The carpet guy entered my home unannounced and without warning on 3 occasions. I reported this to the on-site manager immediately and it still happened 2 more times. It is completely unacceptable for someone to enter your home like this and bizarre that the office who hired him didn't even apologize.
There was mold in both bathrooms, as well as multiple other repair issues. I was again assured the mold would be inspected and remedied and all would be ready for move in. Yet they knew they did not give maintenance the time they needed to properly restore the unit. The air filters had not been replaced, the exhaust fan in the bathroom was clogged with debris and other factors that created an environment for mold.
After 4 post move in maintenance visits, things like painting the balcony are still on the list and will need at least 1-2 more visits to finish the list and even more visits to remedy the mold. Again Keith and Joel are not the issue, they are the valued solution.
For anyone exploring, trust life here is below the line of luxury living. I came here to be happy and expressed my expectations upfront and honestly. I was lied to and in dealing with the office I'm continually being lied to. It's a classic case of over promise and under deliver which is a dishonest container that creates unnecessary disputes and disappointments. Some human decency of an apology and accountability would go a long way and that's absent.
I'm waiting for corporate to contact me. It's been over 30 business days since my first complaint. Plenty of time to have implemented a solution, or simply have a courtesy phone call, meeting or video chat to apologize for all I'm dealing with in just 2 months, yet I'm being asked to be patient while they get through the new year.
I assure you this property has so much potential that is diminished by the lack of proper staff, honesty and authority on-site. I'll leave this review up so others can make their decisions with the knowledge I wish I had. I will update it once there are solutions in place which are currently taking longer than they should.

Equity Residential offers attractive, beautifully located "luxury" apartments at staggeringly high rents with zero sensitivity to basic resident concerns about documented forcible intrusions, destruction of property, rats, and ancient, falling-apart appliances. Numerous trespasses, an unlawful entry, destroyed security cameras and padlocks, and not one word of acknowledgement or assistance from the corporate office, just a demand that we re-sign our lease 60 days before expiration at $6,519.20 per month (yes, $6,519.20) or let ER begin showing the apartment.
I wonder how prospective renters will feel about the multiple openly visible rat traps (pest control is evidently the resident's responsibility), grisly photos of decapitated rodents, ten individual security cameras (again, the building has none, not in back where it matters most), oversize photos of previous trespassers and intruders (to remind us in case we spot them lurking in the distance), glass breakage alarms on each casement, double siren alarms on our patio gate (Equity Residential won't install a fob system in back, only in front, so individually installed siren alarms were our only practical option), plus myriad tripwire sirens if prospective renters decide to visit the patio. Eventually, a dog or baby will be bitten by the rats, a violent trespasser will injure or kill a tenant, or an ancient appliance will catch fire and destroy multiple units, but ER will no doubt insist it took reasonable precautions (double-speak for hiring lawyers), when the cheapest and most reasonable precautions were systematically ignored.
1 Harborside Place in Jersey City has breathtaking views and is just 2 blocks from PATH, but it is rat-infested and plagued by trespassers. Pack a rifle, mace, butcher's knife, or whatever, and NEVER leave your door or window ajar.

RE: Visiting an apartment unit with my wife on Saturday, October 17th, 2020
My wife and I met Kierra at the Playa Pacific Apartments in Hermosa Beach, CA on Saturday, October 17th, 2020 at 12:30pm. We were a little late.
I called Kierra to apologize and said we drove over an hour to get there and we would be 15 minutes late. My wife and I are both teachers for the Los Angeles Unified School District. We are looking for an apartment closer to our jobs. When we arrived inside at the office, Kierra, who works with clients was not wearing a face mask which alarmed me.
She stood closer than six feet to my wife and I. I am almost 56 years old and my wife is almost 55 years old. We are both concerned about Covid-19. Kierra, handed us a map, circled the number, spent no more than 2 minutes with us and sent us on our way to find the apartment.
It took my wife and I over 25 minutes to go through the maze of the apartments and find it and return. When we got back to the office, Kierra was no longer there and someone else just waved at us.
I am very concerned with the safety demonstrated by Kierra and the lack of customer service. I would like to speak to a manager.

Real Estate Expert Talks
During the pandemic, Covig 19, Equity Residential made no concessions. There is no security. All deliveries are sent to your apartment unannounced. No intercom, no doorbell. No call.
Preferred solution: Corporate made no concessions for the Covig 19 pandemic. Forced me to move out.
